Let’s get you ready to buy, the smart way.
Think of this as your step-by-step playbook: from requesting showings, to signing buyer representation, to getting pre-approved and planning your move.
Before any agent in Tennessee can unlock a door for you, they’re required to have a written agreement in place. That protects you, the seller, and the agent.
- If you already have an agent, ask them to request the showing for you.
- If you don’t have an agent yet, you’ll sign a Buyer Representation Agreement before seeing homes in person. We’ll send it to you digitally so you can review and sign from your phone or laptop.
- When you hit the Request Showing button on a listing, we’ll ask a few quick questions, send you that agreement to sign electronically, and line up times that work. Every listing on Cribz has a clear Request Showing button that routes straight to a Cribz agent.
It’s very normal for this to be your first step. We’ll walk you through everything in plain language so you know exactly what you’re signing, why it matters, and when you’re “free to roll” and start touring homes.
A pre-approval looks at your income, credit, and debts to estimate how much a lender is willing to loan you. It doesn’t lock you in, but it gives you a real budget.
- We’ll connect you with trusted local lenders, or you can bring your own.
- You’ll get a price range, monthly payment estimate, and closing cost rough-in.
- With that in hand, we can filter properties that truly match your budget.
Want to play with the numbers on your own? Our Mortgage Wizard 3000 pulls in live rates, gives you a full PITI mortgage breakdown, projects home equity and gains, and shows how much interest you could save by paying extra toward principal each month.
Once you’re set up as a represented buyer and pre-approved, the fun part starts: using Cribz tools to narrow down where you actually want to live.
- Use Where Should I Live? – an AI-guided Q&A that feels like talking to an agent – to discover areas that fit your lifestyle, commute, and budget.
- Use Compare Locations (powered by live market data) to stack two or three locations side by side and compare price, home size, schools, commute, and overall feel.
- Browse New Communities to see brand-new construction and neighborhoods Cribz specializes in, so you don’t miss the latest builds.
- On any listing, tap Request Showing to send a showing request directly to a Cribz agent and kick off the process.
Once you create a Cribz account, you can use My Saved Properties to keep track of your favorite homes all in one place.
- Every property page has a Save button—just tap it to send homes straight to your favorites list.
- In My Saved Properties, you can bump homes up or down to reorder them based on how much you like them.
- Track price changes over time for the homes you’re watching, so you never miss a drop or increase.
- Add notes and comments on each property to remember details or talk things over with family and friends.
- Share your list with others using a special link so everyone stays on the same page.
After creating an account, just hover over your profile picture and look in the user menu for My Saved Properties to access your list anytime.
This is where we help you decide what to offer, how to structure contingencies, and what’s realistic in the current market.
- We’ll look at recent sales and days-on-market to set expectations.
- We’ll walk through earnest money, inspection timelines, and appraisal risks.
- We’ll talk about when offering concessions makes sense – or when to walk away.
Once you’re under contract, things move through inspection, appraisal, title, and final loan approval (clear to close, CTC). We stay with you the whole way.
- We’ll walk you through your closing disclosure before you ever sit at the table.
- We’ll explain what each line item is (taxes, title, lender fees, prorations, etc.).
- On closing day, our goal is that nothing on the ALTA statement surprises you.
Ready to see a home in person?
Start with a showing request or click Live Chat in the menu. During open hours you’ll talk with a real Cribz agent (never AI) who can answer questions, gather a few details, and send over your Buyer Representation Agreement to sign digitally. Once that’s in place, we can legally open doors and start touring.
If you already have an agent, have them request on your behalf. If not, we’ll email you a simple buyer-representation form to sign electronically and then help you schedule showings for the homes you’re most interested in.
