The Cribz Investment Score
- Score Range: 0.0 โ 10.0
- Ideal Score: 7.0 and above
- Score Summary: Higher is better. We use proven investment metrics and location trends to evaluate the property’s potential return.

We apply different rules based on the type of asset. Here’s how we score each category:
๐ Residential (Single Family)
- โ 1% Rule โ Monthly rent โ 1% of purchase price
- โ Cap Rate โ Return on investment based on NOI
- โ GRM โ Gross Rent Multiplier (purchase price รท annual rent)
- โ Market Activity โ Days on Market (DOM) vs. local average
- ๐ซ DSCR โ Not typically used for single-family homes

- โ Cap Rate
- โ DSCR โ Debt Service Coverage Ratio
- โ GRM
- โ Market Activity (DOM)
- โ ๏ธ 1% Rule โ May apply for smaller multifamily units
