Cribz, LLC (“Cribz,” “we,” “our,” or “us”) respects your privacy. This Privacy Policy explains what personal information we collect, how we use and share it, and the rights and choices you have regarding that information. It applies to our websites, Progressive Web App (“PWA”), mobile and desktop applications, emails, texts, push notifications, and any other interactive services that link to or reference this Policy (collectively, the “Platform”). By accessing or using the Platform you agree to the practices described below. If you do not agree, please do not use the Platform.
Children’s Privacy
The Platform is not directed to children under 18, and we do not knowingly collect personal information from children under 18.
Links to Third-Party Sites and Features
The Platform contains links, integrations, and embeddable widgets (e.g., Matterport tours, social-media plug-ins, payment processors, mapping providers, and AI chat services) operated by third parties. When you leave the Platform or interact with a third-party feature, that third party’s privacy policy—not ours—will govern your activity and any information you disclose.
Third-Party Vendors
We share information with vendors that perform functions on our behalf—such as hosting (AWS), payment processing (Stripe), email delivery (Amazon SES), mapping (Google Maps API/Mapbox), analytics providers, and AI service providers (OpenAI, xAI, and others). These vendors are contractually required to protect your information and may only use it as necessary to provide services to Cribz.
Types of Information We Collect
You can browse many areas of Cribz without logging in. However, registering for an account, saving properties, using AI tools, requesting location-based services, or interacting with professionals will require certain data. Information we may collect includes:
Personal Information
- Contact details – name, e-mail address, postal address, phone number
- Account credentials – username, password, authentication tokens, social-login identifiers
- Professional profile data – license number, brokerage, biography, services offered
- User-generated content – property notes, comments, curated lists, messages, uploaded photos or video links
- Financial information – payment card details (processed by Stripe), invoicing data, purchase history
- Location information – GPS or approximate device location, search locations, saved areas, and geofencing data (see “Location Information & Map Services” below)
- Device & usage data – IP address, browser type, operating system, mobile device ID, referral URLs, pages viewed, links clicked, scroll depth, and interaction timestamps
- Preferences – saved searches, notification settings, dark-mode selection, favorite color themes, language, cookie choices
Cookies, Local Storage & Similar Technologies
We and our partners use cookies, HTML5 local-storage, web beacons, log files, and device APIs to recognize you, remember preferences, keep you signed in, personalize content, and collect analytical data. You can disable or delete cookies in your browser; note that certain Platform features (e.g., PWA offline access, persistent dark mode) may not function correctly without them.
Aggregate & Anonymous Information
We create and use de-identified or aggregated data (e.g., platform usage statistics) that cannot reasonably be linked back to an individual. Such information is not subject to this Policy.
Location Information & Map Services
Cribz offers location-aware features that help users discover nearby professionals, curated property lists, communities, schools, and service providers:
- When you grant permission, the Cribz PWA or mobile app accesses your device’s GPS or approximate IP-based location to show listings, professionals, or market data near you.
- We use mapping SDKs (Google Maps API / Mapbox) to render maps, calculate drive times, and display geospatial search results. These third-party providers may process location data under their own privacy terms.
- Your current location is used momentarily to fulfill the requested feature (e.g., “Show listings within 10 miles”). Unless you choose to save it (e.g., creating a custom search area), we do not store precise coordinates on our servers. Saved areas are stored as generalized bounding boxes (city, ZIP, county, or polygon) rather than raw GPS logs.
- You may revoke location permissions at any time in your browser or device settings. Some functionality (e.g., “near-me” search, “Where Should I Live?” AI tool) will be limited without location access.
AI-Powered Features
Cribz offers optional AI tools (e.g., “Where Should I Live?”, “What’s My House Worth?”, market-analysis chat, property-description generation). When you use these tools:
- The prompts you enter (including property details, personal priorities, or free-text lifestyle notes) are sent—along with relevant real-estate data—to OpenAI or other model providers for processing.
- We store prompts and AI responses in our database so you can revisit them. You may delete individual AI history items or disable history storage in your account settings.
- Your AI History items are private by default; you can toggle sharing ON/OFF. When sharing is enabled, the item becomes publicly accessible via an obfuscated URL.
- Aggregate insights from anonymized AI usage may be used to improve our models and features.
Push Notifications & In-App Messages
If you enable push notifications, we collect a device push token to deliver notifications such as new comments, price changes, saved-list updates, or Cribz announcements. You can disable notifications in your device or account settings at any time.
How We Use Your Information
- Provide, maintain, and improve the Platform and its AI-powered and location-based features
- Match you with professionals, services, and property listings relevant to your location and stated preferences
- Process transactions, invoices, and payments
- Send transactional or administrative messages, and respond to inquiries
- Personalize content, search results, marketing, and user interface (e.g., dark-mode preference, color theme)
- Conduct analytics, research, and development to enhance user experience and develop new features
- Detect, investigate, and prevent fraud, spam, security incidents, or other harmful activity
- Comply with legal obligations and enforce our Terms of Use
- Any other purpose for which we provide notice at the time of collection or obtain your consent
Disclosure of Your Information
We disclose personal information only as described in this Policy—primarily to service providers, with your consent, or when required by law. We do not sell your personal information.
International Transfers of Personal Information
Cribz is headquartered in the United States, and your information may be transferred to—and processed in—countries that may not provide the same level of data protection as your home jurisdiction. Where required, we use Standard Contractual Clauses or other approved safeguards.
How We Protect Your Information
We employ administrative, technical, and physical safeguards (e.g., TLS encryption, least-privilege access, periodic penetration testing) to protect data. No system is perfectly secure; please use unique passwords and protect your account credentials.
Data Retention
We retain information for as long as necessary for the purposes outlined in this Policy, or as required by law. You may request deletion as explained below.
Your Rights & Choices
You may access, correct, export, or delete certain personal information through your account dashboard, or by contacting us. You may:
- Update profile details
- Delete saved properties, AI History items, or curated lists
- Opt out of marketing emails and push notifications
- Disable location sharing or revoke cookie consent
- Request a copy of the data we hold about you
We may need to verify your identity before fulfilling requests.
California Privacy Rights
California residents have additional rights as detailed below. We do not sell or “share” personal information for cross-context behavioral advertising.
Legal Basis for Processing (GDPR)
If you are in the European Economic Area, we process your data under one or more legal bases: performance of a contract, legitimate interests, compliance with legal obligations, your consent, and/or to protect vital interests.
Do Not Track
The Platform does not respond to browser Do Not Track signals at this time.
Modification of Our Privacy Policy
We may update this Policy from time to time. Material changes will be posted on this page with an updated “Effective Date.” Continued use of the Platform after the Effective Date constitutes your acceptance of the revised Policy.
