Terms Of Use

Effective Date: January 15, 2026

PLEASE READ THESE TERMS CAREFULLY. They constitute a legally binding agreement (the “Agreement”) between you and Cribz, LLC (“Cribz,” “we,” “our,” or “us”) governing your access to and use of the Cribz websites, Progressive Web App (“PWA”), mobile or desktop applications, AI-powered tools, APIs, and any content, functionality, or services offered on or through https://cribz.co (collectively, the “Platform”). By accessing or using any part of the Platform, you: (i) represent that you are at least 18 years old and have the authority to enter into this Agreement; and (ii) agree to be bound by these Terms & Conditions, our Privacy Policy, our Cookies Policy, and any additional terms that may apply to specific products, services, or features (collectively, the “Terms”). If you do not agree, do not access or use the Platform.

1. Our Agreement

This Agreement governs all use of the Platform and supersedes any prior agreements or understandings between you and Cribz regarding the Platform. Additional terms, end-user license agreements, or disclosures may apply to specific features (e.g., AI History sharing, “Where Should I Live?” tool, location-based services) or to goods and services offered by third parties through the Platform. If additional terms conflict with these Terms, the more specific terms control with respect to the applicable feature or service.

2. Modifications to Terms & Platform

We may update these Terms at any time to reflect new features, changes in law, or business needs. Material changes will be posted on the Platform with a revised “Effective Date.” Your continued use of the Platform following the posting of revised Terms constitutes acceptance of the changes. We may modify, suspend, or discontinue any part of the Platform at any time without liability.

3. Real-Estate Listings, MLS Data & AI-Generated Content

• MLS Feeds, Third-Party Data Sources & Listing Accuracy.
  Cribz displays real-estate listing information that is provided by third-party sources, including but not limited to Multiple Listing Services (“MLS”) and MLS technology providers such as Realtracs, RealtyFeed, and/or other data vendors (“MLS Data Providers”).

  Cribz does not create, originate, or upload listings. Cribz is not the “source” of any MLS listing. The listings, agent attribution, brokerage names, property facts, photos, remarks, status, pricing, and other details displayed on Cribz are delivered from MLS Data Providers and are shown as received from those sources.

  Important: Listings may be updated, corrected, withdrawn, expired, canceled, placed under contract, or sold at any time, and those changes may not appear instantly on Cribz. In addition, data may occasionally be inaccurate, incomplete, duplicated, delayed, mismatched, misattributed, or otherwise incorrect due to issues originating from the MLS Data Providers or upstream data systems.

  Cribz makes commercially reasonable efforts to display MLS listing data accurately and to keep content updated, but Cribz does not independently verify listing data and makes no guarantees regarding completeness, reliability, legality, availability, timeliness, or accuracy of any listing information.

  By using Cribz, and/or creating an account, you acknowledge and agree that you are solely responsible for verifying all property information before making any purchase, offer, rental, investment, or other decision. Always confirm critical details (including pricing, square footage, acreage, zoning, school zones, boundaries, permits, HOA details, and condition) through official records, disclosures, inspections, a licensed real-estate professional, and/or the listing brokerage.

• No Responsibility for MLS Source Errors or Misattribution.
  If an agent name, brokerage name, or property record appears on Cribz that you believe is incorrect, outdated, or does not reflect an active listing you represent, that record is being provided by an MLS Data Provider and is not created by Cribz.

  In practical terms: Cribz does not “claim” listings and does not manually assign listings to agents. Cribz displays what the MLS Data Provider reports as the listing agent and brokerage for a given property record.

  In technical terms: Cribz receives and displays listing content through third-party MLS data feeds and/or APIs, and Cribz does not edit, rewrite, fabricate, or originate MLS listing records. Any errors (including agent attribution, listing status, pricing, images, or remarks) typically originate upstream from the MLS Data Provider, the originating listing input, or other connected systems.

  If you believe a record is incorrect, you should contact the originating MLS and/or the data provider associated with that listing. You may also notify Cribz, and we may attempt to refresh, re-sync, suppress, or correct display issues when possible, but we do not guarantee we can modify or remove records that originate from third-party MLS sources.

• AI-Powered Tools (“Homeboy”, “Ask Homeboy”, “Homeboy Search”) & AI Output Disclaimers.
  Cribz may offer optional AI-driven features and experiences, including but not limited to: conversational assistance (“Homeboy Chat” / “Ask Homeboy”), smart search experiences (“Homeboy Search”), property summaries, lifestyle matching, market snapshots, investment calculators, pricing discussions, and other automated or semi-automated content (“AI Tools”).

  AI Tools are provided for convenience and informational purposes only. AI Tools may incorporate public information, user-provided inputs, and/or real-estate market and property data. However, AI Tools are not perfect, may contain errors, and may produce incomplete, outdated, misleading, or incorrect results.

  You acknowledge and agree to the following:

  • AI is not a licensed professional. AI Tools do not constitute a licensed real-estate agent, REALTOR®, broker, appraiser, lender, attorney, tax advisor, inspector, contractor, surveyor, or other professional.
  • AI is not advice. AI Tools do not provide real-estate advice, legal advice, financial advice, tax advice, appraisal opinions, or professional recommendations. Any output is general in nature and may not apply to your situation.
  • AI is not guaranteed to be accurate. AI-generated outputs may be based on limited context, simplified assumptions, or imperfect data. Outputs may reflect patterns in data rather than ground truth. You must verify all facts independently.
  • AI may summarize or interpret data incorrectly. AI Tools may misunderstand your intent, oversimplify complex conditions, or produce content that sounds confident but is inaccurate.
  • AI cannot confirm listing status or facts. AI Tools are not a substitute for confirming MLS status, disclosures, inspection results, measurements, county records, or other authoritative sources.
  • You assume all responsibility. You are solely responsible for decisions you make based on AI outputs, and you assume all risk for reliance on AI-generated content.

  Cribz makes no warranties of any kind regarding AI Tools or AI-generated content, including warranties of accuracy, completeness, merchantability, fitness for a particular purpose, or non-infringement. AI Tools are provided “as-is” and “as available.”

• User Inputs, Assumptions & Output Quality.
  AI output quality depends heavily on the information you provide. You agree not to rely on AI Tools as your only source of truth. If you provide incorrect, incomplete, or vague inputs (e.g., location, budget, condition details, goals, or timeframe), AI outputs may be incorrect or irrelevant. Cribz is not responsible for outputs resulting from user-provided inputs or assumptions.
• No Agency, Fiduciary, or Brokerage Relationship Created by Viewing Content.
  Viewing listings, browsing Cribz, using AI Tools, reading summaries, interacting with “Homeboy,” or receiving automated messages does not create an agency relationship, fiduciary duty, brokerage relationship, client relationship, or contractual relationship between you and Cribz or any Cribz affiliate, agent, or representative.

  Any real-estate representation or agency relationship (if any) can only be created through a separate written agreement signed by the relevant parties in accordance with applicable law.

Plain-English summary: Cribz doesn’t create listings. We display what the MLS sends us. Sometimes MLS data can be wrong or delayed, so always verify important facts before making decisions.

4. Location Services & Map Features

Certain features (e.g., “near-me” searches, distance filters, curated lists by area) rely on your device’s GPS, IP geolocation, and mapping SDKs (Google Maps API / Mapbox). By enabling such features, you grant Cribz permission to access and use your location data to provide requested services. You may revoke permission in your device or browser settings; some functionality may be limited without access.

5. Use by Minors

The Platform is not directed to or intended for children under 18. If you are under 18, you may use the Platform only with involvement of a parent or guardian.

6. Accounts

To access certain features (e.g., saving properties, AI History, professional profiles), you must create an account. You agree to:

• Provide accurate, current, and complete information;
• Maintain the confidentiality of your credentials;
• Promptly update information to keep it accurate; and
• Notify us immediately of any unauthorized use or security breach.

You are responsible for all activities that occur under your account.

7. Intellectual Property

The Platform, including all software, text, graphics, user interface, AI prompts, curated-list logic, video, audio, photos, logos, and trademarks (collectively, the “Content”) is owned by Cribz or its licensors and is protected by U.S. and international intellectual-property laws. We grant you a limited, non-exclusive, non-transferable license to access and use the Platform for personal, non-commercial purposes, subject to these Terms. Except as expressly allowed, you may not copy, modify, distribute, sell, or create derivative works of the Content without our written permission.

8. User Contributions & Feedback

You may submit content—such as property notes, comments, AI History items, forum posts, curated lists, or profile information (“User Contributions”). You retain ownership of your User Contributions, but by submitting them you grant Cribz a perpetual, worldwide, royalty-free license to use, reproduce, adapt, publish, translate, and display such content in connection with providing and improving the Platform. You represent that you own or have necessary rights to your User Contributions and that they comply with our content standards (no unlawful, infringing, or obscene material).

9. Prohibited Conduct

• Scraping, harvesting, or systematic extraction of data or AI outputs;
• Reverse-engineering, decompiling, or hacking the Platform;
• Impersonation of any person or entity or misrepresentation of your affiliation;
• Uploading viruses, malware, or engaging in disruptive activities;
• Using the Platform to advertise or solicit without authorization;
• Violating any applicable laws or third-party rights.

10. Privacy & Cookies

Your use of the Platform is subject to our Privacy Policy, which explains how we collect, use, and share information, and to our Cookies Policy regarding tracking technologies.

11. Service Interruptions

Cribz aims for 24×7 uptime but does not guarantee uninterrupted service. Planned maintenance or factors outside our control (e.g., ISP outages, AWS downtime, force-majeure events) may result in temporary unavailability.

12. Mobile Access

Data rates and wireless-carrier fees may apply to mobile use. Not all features are available on every device or operating system.

13. Force Majeure

Neither party is liable for delays or failures caused by events beyond reasonable control (e.g., acts of God, war, labor disputes), provided performance resumes promptly when feasible.

14. Disclaimers

THE PLATFORM, CONTENT, MLS DATA, AI OUTPUTS, AND ALL SERVICES ARE PROVIDED “AS IS” AND “AS AVAILABLE.” CRIBZ DISCLAIMS ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE PLATFORM WILL BE ERROR-FREE, SECURE, OR UNINTERRUPTED, OR THAT ANY DEFECTS WILL BE CORRECTED. YOUR USE OF THE PLATFORM IS AT YOUR OWN RISK.

15. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, IN NO EVENT WILL CRIBZ OR ITS AFFILIATES, LICENSORS, OR SERVICE PROVIDERS BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, DATA, OR GOODWILL, ARISING FROM OR RELATED TO THE PLATFORM OR THESE TERMS, EVEN IF ADVISED OF THE POSSIBILITY. CRIBZ’S TOTAL LIABILITY TO YOU FOR ALL CLAIMS WILL NOT EXCEED (A) FEES PAID BY YOU TO CRIBZ IN THE 12 MONTHS PRECEDING THE CLAIM OR (B) ONE HUNDRED U.S. DOLLARS (US $100), WHICHEVER IS GREATER.

16. Indemnification

You agree to defend, indemnify, and hold harmless Cribz, its affiliates, and their respective directors, officers, employees, and agents from any claims, damages, or expenses (including attorneys’ fees) arising out of your (i) breach of these Terms, (ii) User Contributions, (iii) misuse of the Platform, or (iv) violation of any law or third-party right.

17. Governing Law & Venue

This Agreement is governed by the laws of the State of Tennessee, USA, without regard to conflict-of-law principles. All disputes not subject to arbitration (if applicable) will be heard exclusively in the state or federal courts located in Williamson County, Tennessee, and you consent to personal jurisdiction therein.

18. International Use & Export Controls

Cribz operates from the United States. Accessing the Platform from territories where its content is illegal is prohibited. You are responsible for compliance with local laws and export regulations.

19. Taxes

You are responsible for any taxes or fees arising from transactions on the Platform.

20. Communication & Outreach

By using the Platform, you acknowledge and agree that Cribz may occasionally contact you via email, text message, or in-app/direct messages for the purpose of providing support, checking in on your experience, or offering helpful services related to your use of the Platform. These messages may include (but are not limited to) tips for using Cribz features, responses to inquiries or activity on your account, suggestions based on saved properties or search behavior, or information about new tools and updates that may benefit you.We are not in the business of selling your information, and we do not engage in aggressive marketing. Our goal is to offer value and personalized assistance to help you make the most of your Cribz experience.

21. Platform Notifications

Certain notifications are an integral part of the Cribz user experience and may appear within the Platform, such as alerts about saved properties, updates to curated lists, AI activity, or other relevant features. Some of these notifications cannot be individually disabled within the Platform, as they are designed to keep users informed about key activity, features, and services they are actively using.

While users can choose to disable push notifications through their device settings, Cribz does not engage in aggressive outreach or unsolicited messaging. We do not spam users or flood inboxes. Notifications may include important platform updates, local and national market shifts that could impact property searches, or legal and regulatory changes relevant to real estate activity.

These communications are intended to enhance user experience and promote informed decision-making. By using the Platform, you acknowledge and accept that certain notifications are part of the service experience. If you do not wish to receive any communications, you may discontinue use of the Platform at any time.

23. Miscellaneous

• Entire Agreement. These Terms, the Privacy Policy, and any additional policies referenced herein constitute the entire agreement between you and Cribz regarding the Platform.
• Severability. If any provision is unenforceable, the remaining provisions remain in full force.
• No Waiver. Any failure to enforce a right or provision is not a waiver of future enforcement.
• Assignment. Cribz may assign its rights and obligations under this Agreement without notice. You may not assign your rights without Cribz’s prior written consent.
• Survival. Provisions that by their nature should survive termination (e.g., intellectual-property rights, disclaimers, limitation of liability, indemnity) will survive.
